What We Help With
Most of our work is selling houses: standard sales, houses that came through an estate, and sales that two former spouses need to agree on. We also help people buy, including sellers who need their next place lined up before they move out. Each service page walks through the steps, the paperwork and what tends to slow things down.

Home Selling
We help you price, prepare and sell a house with a clear timeline and a written plan, so the big decisions happen before the pressure starts.
Inherited & Probate Houses
Help for executors, trustees and heirs selling a house that came through an estate, from court steps to the closing table.
Divorce Home Sales
A calm, neutral sale of a shared house during a divorce, with both spouses kept equally informed and a plan set before deadlines press.
Home Buying Help
We help you set a real budget, line up the right inspections and write offers that hold up through escrow, so buying feels planned instead of rushed.
What Shapes Your Sale Price and Your Costs
No one can tell you the exact number until the house is on the market and buyers respond. What we can do is show you the factors that push the price and the closing costs up or down, so you can budget before you commit. We go through each of these on the first call.
Every estimate we give rests on the property itself, recent sales near it and the steps your particular sale requires. We explain the range and the reasoning so you can check it yourself.
- Condition and age
- Plenty of houses in the area are older ranch styles with original roofs, plumbing or electrical. Buyers and their inspectors notice, and their lenders sometimes require fixes before closing.
- Price set against real sales
- We compare recent nearby sales of similar size and condition. An asking price that starts too high usually ends up lower after weeks of sitting.
- Timing and season
- Spring and early summer tend to bring more buyers. A sale forced into a slow month or a short window can mean accepting less, which is why we plan the calendar first.
- Commission and closing costs
- Our commission, escrow, title and transfer fees are spelled out in writing before you sign. You will know roughly what comes out of the proceeds before an offer arrives.
- Title, probate and legal steps
- Estate sales may need court confirmation, and divorce sales may need both owners and their attorneys to sign off. These steps add time, so we build them into the plan instead of discovering them late.
Where We Work
Our office is in Waterford, and we help sellers and buyers across the surrounding area. That includes Oakdale, Hughson, Riverbank, Empire and Denair, along with Modesto, Ceres, Turlock, Keyes and Bret Harte. Out-of-town heirs and owners can work with us entirely by phone and video.

Why Sellers Start the Conversation With Us Early
A sale goes better when the hard questions get asked in month one instead of week one. We spend the first call on your deadlines, your costs and the paperwork, so you are choosing instead of reacting.
- 01
A written timeline before anything goes on the market
We work backward from the date that matters to you, whether that is a court date, a lease ending or a school year. You see each step on paper with rough timing next to it.
- 02
Straight talk about repairs
Some fixes earn back their cost and many do not. We tell you which is which, and if selling as-is makes more sense, we say so and price the house to match its real condition.
- 03
An easy exit before going under contract
If plans change, you can cancel our agreement to sell at any point before the house goes under contract. We would rather earn your trust than hold you to paperwork.
- 04
Paperwork handled in order
California sales carry a stack of required seller disclosures, and estate and divorce sales add court or attorney steps. We line these up early so a buyer is never left waiting on a missing signature.
- 05
Meetings that fit your life
Heirs often live out of the area, and divorcing owners may not want to sit in the same room. We meet at our office, by phone or by video, and keep everyone working from the same information.
How a Sale Runs With Us
Four stages, and you know which one you are in at every point.
- 1
A first conversation
You tell us what happened and what date matters. We ask about the house, who owns it and any court or attorney involvement.
- 2
A plan and a price range
We put together recent comparable sales, a suggested price, likely costs and a timeline. You decide whether to move forward, wait or fix a few things first.
- 3
Preparing and marketing
We gather disclosures, order any reports that help, and get the house in front of buyers. You get updates on interest and feedback so nothing feels like a guess.
- 4
Offers through closing
We review each offer with you line by line, negotiate repair requests, and track escrow deadlines until the keys change hands.
Questions Sellers Ask Us
Something not covered here? (209) 709-3560
How long does it take to sell a house around Waterford?
It depends on price, condition and season, plus any probate or divorce steps. A well-priced house in decent shape usually moves faster than one that needs work. Escrow itself often runs about a month once an offer is accepted. We give you a realistic timeline for your situation on the first call.
Do I need to fix things before selling?
Not always. Some repairs pay for themselves and many do not. We look at what buyers and their lenders are likely to flag, then help you decide between a few targeted fixes and selling as-is at a price that reflects the condition.
Can an inherited house go on the market while the estate is still in court?
In many cases, yes. The executor or administrator first needs proper authority from the court, and some sales also need a judge to approve the final price. We stay in touch with your probate attorney so marketing and offers fall in step with each court stage. The Inherited & Probate Houses page covers the details.
We are divorcing and do not agree on much. Can you still help?
Yes. We keep both owners informed with the same information at the same time and can meet separately by phone or video. Decisions on price and offers follow your agreement or court order, and we coordinate with both attorneys when needed.
What will selling cost me?
The main costs are our commission, escrow and title fees, transfer taxes and any repairs you agree to. We put these in writing before you sign anything so you can estimate your proceeds ahead of time.
What if I change my mind after we start?
You can cancel our agreement to sell at any point up until the house goes under contract, with no runaround. Once a buyer is under contract, the purchase agreement sets the terms, and we walk you through those before you accept any offer.
Do you also help people buy?
We do. Many of our sellers need a next place lined up, and we help with the search, offers and inspections. Our Home Buying Help page covers how that works.

About Waterford Real Estate Agent
We are a small real estate office serving Waterford and the towns around it in Stanislaus County. Much of our work comes from people who did not plan to sell this year: an inherited house, a divorce, a change at work. Our job is to give that sale some structure.
We would rather spend an extra hour on the phone at the start than have you surprised at the escrow table. That means honest pricing, clear costs and a calendar you can see. When selling is not the right move yet, we tell you that too.
